New Owner/ Property Intake Form

Thank you for deciding to have your rental property Managed by McNally Property Management

To more effectively market your home accurately to potential renters, attract the best candidates, and to limit vacancy time, please provide our team with as many details as possible!

We understand that this is detailed information, and we appreciate your time to complete this form.
Ideally, we will have all this info PRIOR to the home going “live” on the market and can use it to our advantage to empower renters to take quick action on their decision by having this information and answers some commonly asked questions.

If this is solely an investment property that you are not familiar with or if you simply are unaware of some or all of these items, we will do our best to perform or help facilitate the collection of this information(the cost may vary depending on each property and the extent, research and time involved, typically range is $200-$500 depending on the size of the property.

Washington State has certain laws, regulations, and condition standards which we will abide by.
*All mechanical components must be functioning properly as designed.
If you provide it or it exists, it must be maintained (or replaced if necessary) throughout the tenancy.

Questions for the New Owner Form

Key/Openers/Codes:

We ask that you please rekey all doors (to one key) for security and liability. Please provide us with 4 sets of keys if possible (include mailbox key if applicable), and provide all garage/gate remote openers (please reprogram for security and liability)

Signage:

Optimally a sign assists with marketing exposure and neighborhood “word of mouth”. Conversely, there is a small concern that a sign can highlight the vacancy for potential unauthorized access. Extremely rare, but worth mentioning.

Mailbox:

If yes, please provide a key(s).

Crucial property information:

Utility Information - Contact utilities and authorize McNally

As the property Owner please keep all utilities active until the property rents and you should contact all utility companies and authorize McNally Management Inc. to make changes to these accounts to help tenants with util changes and to be able to take out of tenant’s name at move out.

Once the property rents, you as the property Owner should contact the utility companies to verify your name is no longer on account for billing.

List the names and contact information for all utility companies for the property

Misc. Questions –
Note: Please replace all water filters(refrigerator, etc.), smoke/CO detector batteries, furnace filters, etc.)

In Wash State, it is the Landlord’s responsibility to maintain/replace all appliances when needed.

Smoke & CO detector Information:

Please provide us with current copies of CCR’s, Rules & Regulations, etc. We will be including these documents as a part of the lease for tenants to also be responsible as well.

Heating / Cooling:

Examples: Forced air Furnace(electric or type of gas), mini split heat pump, cadet, electric board, etc.

Cameras:

Cameras left on the property often present a privacy concern for new tenants. Please know that it may be best to remove them and/or we may ask you to remove these from the property.

Security System:
